The Ask
David and Shervin wanted to open the floor plan of their condo, install a stunning kitchen with massive island, and update everything in the home. However, this tired 1960s condo presented a unique challenge: un-permitted patio sunrooms installed by a previous owner. From design and engineering to cabinetry and finishing, they sought a contractor who could coordinate every aspect of the renovation process.
The Solution
To bring the un-permitted sunrooms into compliance, we removed the sunroom glass and frames. Then, specialized coatings prescribed by our Building Envelope Engineer were applied to the newly opened patios, along with structurally engineered exterior railings.
Emerson Contracting took charge, orchestrating a comprehensive transformation of David and Shervin's condo.
We began by addressing structural concerns with the help of our engineer. During our discovery process, hazardous materials testing proved the need for professional asbestos abatement which was carried out by our team. Abatement was followed up by reframing many of the walls to create the new layout and lowering the ceiling by 2 inches throughout the entire unit, to allow the installation of pot lights throughout. Walls were removed in the kitchen and hallway to create a seamless open-concept living area, perfect for contemporary living
To accommodate the kitchen and bathroom new layouts and the addition of a washing machine, plumbing was altered through the unit.
We reconfigured the primary walk-in closet to more space for modern closet organizers. Tile floors were installed in both bathrooms for durability and style, while laminate flooring was chosen for the rest of the condo for easy maintenance. The kitchens finished with semi-custom cabinetry, quartz countertops and a stunning sink.
The Results
The result of our efforts is a bright, modern living space that perfectly suits David and Shervin's lifestyle. From the open-concept layout to the sleek finishes and ample storage, every detail reflects thoughtful design and meticulous execution. David and Shervin now enjoy a functional and aesthetically pleasing environment that meets their needs and exceeds their expectations.
